U.S. Pending Home Sales MoM
U.S. Pending Home Sales tracks signed contracts to buy previously owned homes and is watched as a leading indicator for future existing-home sales.
Full explanation
U.S. Pending Home Sales MoM measures the monthly percentage change in contracts signed to buy previously owned homes. It tracks deals that have gone under contract but have not yet closed, so it is an early signal of future existing-home sales. The National Association of REALTORS publishes the Pending Home Sales Index monthly and reports national and regional results. Because contract signing normally happens before the final sale, the index can lead closed existing-home sales by about one to two months.
Why traders watch it
Traders watch pending home sales because housing activity is sensitive to mortgage rates, household income, credit conditions and consumer confidence. A surprise can influence expectations for U.S. growth, inflation-sensitive housing demand and Federal Reserve policy pricing, which can matter for USD, Treasury yields and equity sectors linked to housing.
Stronger vs weaker outcomes
A stronger-than-expected monthly increase can suggest firmer housing demand and may be read as supportive for near-term growth expectations. A weaker-than-expected or negative reading can point to softer demand, affordability pressure or tighter credit conditions. Market reaction depends on the broader macro backdrop and whether the move changes expectations for rates or the housing cycle.
Typical volatility
Moderate. Pending contracts can fall through before closing, and month-to-month readings can be volatile due to mortgage-rate moves, seasonality, weather and regional supply constraints. Revisions, the level of the index, year-over-year comparisons and companion housing indicators should be considered alongside the headline monthly change.
